Westbury is a mid-century subdivision in southwest Houston. The Westbury Civic Club describes it as Houston's second-largest subdivision, with about 5,000 single-family homes, developed in the 1950s on almost 3 square miles, about 3 miles from Loop 610. The broader Westbury Super Neighborhood covers almost 4 square miles. The subdivision spans parts of ZIP codes 77035 and 77096, and both codes also cover streets outside it, so we confirm the subdivision on the property record before relying on it.
Westbury was largely built out in its original mid-century development, so condition and past updates vary a lot from house to house. Two homes on the same street can need very different budgets, depending on what has been replaced: roof, plumbing, electrical, windows, HVAC. On a showing, we focus on the age of those systems and the permit history for past work, not just the finishes.
The civic club says deed restrictions are actively enforced, and it posts the restrictions for each section on its site. Read the section that applies to the address before you plan an addition, a carport conversion or a new fence line. The civic club's newsletter, the Westbury Crier, is a good way to follow meetings and neighborhood projects before you buy.
What we check before you make an offer
Section and deed restrictions for that exact address, through the civic club's posted documents.
Drainage and flood history for the lot. We review the seller's disclosure and look up the address with the Harris County Flood Control District's public mapping tools. We don't characterize any home's flood risk ourselves.
School assignment by address. Houston ISD serves the area, but neither ZIP code decides a school. Use the HISD address lookup, then review campus information on TXschools.gov by reporting year.
Selling in Westbury
Because the housing stock is similar in age, buyers compare updates closely. Before listing, pull together receipts and permits for major system work, your section's restrictions and a complete TREC Seller's Disclosure Notice. For pricing, we look at recent sales of homes with a similar level of updating, not just similar square footage, because that's how buyers will compare your home.
Around the neighborhood
Willow Waterhole is a 280-acre Harris County Flood Control detention project with a park overlay managed by Houston Parks and Recreation. It has miles of concrete and grass trails, open lawns and water. The civic club lists street parking along Ricecrest or Clematis and a parking lot on Dryad. The Westbury Community Garden on Dunlap was founded in 2010 and, according to the civic club, has more than 50 garden beds, fruit trees and a covered pavilion. Check the garden's site for membership and visiting details.
